Why do HOA’s Have Landscaping Rules?


In general, HOA’s adopt these rules to maintain a standard and to keep the neighborhood looking uniform. We’ve all seen those neighborhoods where someone waits months to cut their grass or has a broken-down car parked in their front yard for a year. Setting rules for landscape maintenance can keep one bad egg from bringing down the look of the whole neighborhood. HOA’s hire commercial mowing companies to maintain many, if not all, of the areas within the HOA’s neighborhood.

 

What Can Homeowners Do to Make Sure They Know Their HOA Landscaping Rules?


The best thing you can do to be sure you understand the landscaping rules of your HOA is to read your HOA guidelines. It’s likely that reading these will bring up questions as to why a certain rule exists, and the head of your Homeowners Association should be able to help you understand why a rule is in place. Something that may seem silly, such as not being allowed to plant flowers, may make a whole lot more sense when you realize that removing dead or dying landscaping is your responsibility and not the HOA’s. While you may have a green thumb and a knack for gardening, that doesn’t mean the person next door does.

 

Are HOA Landscaping Rules the Same for Houses and Condos?


The short answer: sometimes, but not usually. HOA’s with single family homes generally leave the individual lawn maintenance as a responsibility of the homeowner. A commercial mowing company is usually contracted to maintain the common areas. For condos and townhomes, it is not uncommon for the HOA to hire a commercial mowing company to maintain both common areas and the homeowners’ lawns.  

 

What Is Included in Landscaping Services for HOA’s?


Different contracts will have varying levels of service. A good service, at minimum, will include mowing and edging of sidewalks, flower beds, and other areas. The mowing pattern should be varied on each visit to cut down on premature wear of your lawn.  Other services that may be included with a contract are periodic gutter cleaning, yard cleanup, trash and debris pickup, as well as landscaping.
